TOSHEFF PIANO STUDIO Since 2002

Studio rental for piano practice by the hour based on availability.  We have a 6'3 grand piano with a nice and even keyboard-action. There is a separate music stand for guitar, voice or another instrument, and a boom microphone stand to sing while sitting at the piano. The studio is mostly suitable for solo piano rehearsal and could accommodate a duo/trio at the most. It has a private bathroom and the entire space is about 300-400 sq. ft. It is rather small for a band practice. 2-3 people max. Cannot be used for loud music (rock and similar) but would fit a singer song-writer duo or a jazz duo/trio (with no drum-set). Unit is air-conditioned and a heater is available for the winter months (if necessary). Studio is not suitable for professional recordings due to light traffic noise coming from the outside but you can definitely record an audition video or an Instagram or TikTok reel with your phone, etc. This is a teaching studio that offers piano practice room between lessons and classes based on availability. It is not a full-blown piano rehearsal space available for the majority of the day.

$30 per hour (or any fraction thereof) 

​

Each additional hour (or fraction thereof) will be another $30.

Example: up to 1hr - $30, anything up to 2hrs - $60, up to 3hrs - $90, etc.

No refund on <24hr cancellations; less than 48hrs will be charged 50% of the rate.

​

Additional arrangements and reoccurring usage can be discussed 

in advance and a discounted rate might be offered based on volume, frequency and

type of usage.

POLICIES

Payment 

Practice room must be paid for before usage upon arrival.
Please text or email your full name, requested timeframe with a few options, cell phone # and home address. Upon confirmation of the time, please submit payment prior to the day of use. A driver's license may be requested upon arrival to verify name and address.

There are no refunds after the room has been paid for and you will be charged for less than <24hr cancellations
Accepted forms of payment: cash, Venmo, Zelle, PayPal. No checks.

Rules​

​

• No eating or drinking please, other than a water bottle and some snacks  

• Smoking is not permitted in the studio.

• You are responsible for the condition of the room, including damage to existing equipment.

• If usage of equipment other than piano is required, it must be requested prior to usage.

• You may be asked to show your Driver's License upon arrival before your first use of the studio.

• We are not responsible for any slip-and-fall accidents or injuries during the rental period.

• The names of all individuals expected to use the room should be emailed prior to usage. 

• No more than 2-3 people at one time allowed.

• If you wish to extend your time, you can request it by texting us at the time of rental.

       If available, an additional hour or 2 can be added to your original time and an additional payment will be

       required at the time of extension. If you think you might need an extension, please let us

       know ahead of time.

• Room reservations that are cancelled less than 24 hours in advance will not be refunded. 

• Professional sound recordings are not recommended in this space due to the occasional street noise.
